It’s A Vision!

Our process typically begins with an initial consultation with the prospective client.

  • Questions are asked by the homeowner, and the company to ensure that we may be a good fit to work together.
  • Sitting down together, a rough budget is discussed, and expectations of all parties involved are determined.
  • Once a general agreement is reached on the design and a desired budget, we then enter the actual design process.
  • The initial design is accompanied by a design fee, typically a small percentage of the projected cost of the job. This fee allows us to put ample time into a solid design to present.
  • Another meeting follows once the initial design is completed. In this meeting we present our full proposal package, including the exact cost of the project described, our working agreement, and full color drawings of the project. This meeting opens up opportunities to fine tune the design by either adding features, deleting features, or keeping the original plan. Slowing things down and digging deeper into the details of the project is critical.
  • Once the proper adjustments have been made, a third meeting is conducted. The full color drawings are reviewed, and any cost adjustments from the second meeting are addressed if necessary. This meeting still offers the ability to make changes if needed. These changes might not be structural, but sometimes cosmetic. Changes such as electrical items, plumbing fixtures, or any other specialty items may otherwise go unnoticed until after construction begins. Often times, when a homeowner is unsure about fixtures, appliances, or other products, we will accompany them at kitchen and bath centers, and work hand-in-hand to make the process less overwhelming.
  • The final meeting is called the pre-construction meeting. Any questions that may have come up will be addressed. We encourage questions! We’ve found that the more questions asked during the pre-construction process, limits questions and surprises while construction is underway.

Having the vision to provide the homeowner with a clear and concise construction schedule allows for smooth transition from start to finish.

Traditionally, renovating your existing home, designing an addition or building a new home has been handled as a totally separate phase than the actual construction process. The Design/Build process is a tremendous advantage, one that links the design to the contractor and the homeowner. As we sit together, we have the ability to tailor the design specifically to the desired budget of the homeowner. The idea of hiring an outside architect is a personal choice, but may yield a design that the homeowner falls in love with but cannot afford.

The unique aspect of design/build is flexibility. The expectations of the contractor and the homeowner are discussed in detail, and 3-dimensional plans are drawn up. Everybody involved has a clear vision of what the final product is going to look like, and how much will be invested to create it. When we approach a design, we aren’t just designing a home, an addition, or a remodeled room. We strive to design and build a place where a family can enjoy quality time together, a place where time can be spent alone when needed, and more importantly, a place where memories can be made for years to come.
